The process of buying a used mobile home in the state of Texas is a fairly straightforward process. Generally speaking there are only X steps with the only caveat being if the home will be installed on land or will remain within a mobile home community.
- Find home to purchase OR buyer for your current home
- This can be done via Facebook Marketplace, MH Village, Craigslist, and an assortment of other social selling platforms
- Sign a purchase agreement
- This step is important because the purchase agreement provides both parties clarity on what the agreed total purchase price is and dates for when the home is the be vacated or moved
- Get park approved or find mobile home movers
- If the home is to remain within a community the buyer would need to get approved to live in the community
- If the home is to be moved, this would be a good time for the buyer to arrange movers so they can coordinate the logistics of the move
- Sign Bill of Sale
- This would be the final step where the buyer takes physical ownership of the home. This would happen once the buyer is park approved and the home is vacated OR on move day. The buyer would provide final payment and both the buyer and seller would sign the Bill of Sale showing proof of the home sale and purchase. Keys would exchange hands and the sale is complete
These are just general guidelines when buying and selling a mobile home in the state of Texas. This does not cover the title transfer process which has its own rules and regulations. This also does not cover the details around the move and getting the necessary permits to move and install the home. As a buyer and seller always make sure you do your due diligence to make sure everything goes smoothly. You can also reach out to the Texas Department of Housing and Community Affairs for additional questions.
